Don’t let the thought of selling your home during the winter months dampen your holiday spirit. Many people take their homes off of the market at this time but there are still serious buyers house hunting at year-end. Here are 6 pro tips to keep in mind if you're listing this holiday season!


Deck the halls, but don’t overdo it

Houses on the market tend to look their best during the holiday season but be sure to keep it simple and sweet. Decor that is too large may distract your buyers from the home itself. Keep your decor tasteful; you don’t want your buyers to think you are using them to hide other issues.


Keep the house as cozy as can be

The winter months are coming, and the cold weather isn’t far behind. While you don't want to leave the fireplace burning during showings to create that cozy atmosphere, I do recommend spending a little extra money to ensure the house is properly heated and potential buyers are warm and cozy! If the house makes you feel warm and comfortable when you walk in, it is sure to make your buyers feel the same way.


Brighten up your home

The days are getting shorter and it’s getting darker quick. This means there is less natural light to make your home shine, especially during late afternoon showings. Bring in some extra light so that the rooms are well lit and you're able to showcase your home's best features! 


Have pictures of your house readily available to your buyers

Although your house may be absolutely stunning at this time of the year, it is always good to show pictures of your house without the holiday decor, especially in your online listing.  In fact, I’d keep a picture or two in your house during the showing for your buyers to check out during their visit, this will help them get a feel for what the home looks like the rest of the year!


Stay Flexible

The holiday season makes it a bit more difficult to schedule showings as the buyers have their own festivities to attend to during the winter months. That being said, try and keep your schedule as flexible as possible to accommodate last-minute changes and requests and make sure you have plans in place for pets and kids if last-minute showings pop up.
